200-208 West Michigan Lofts
The 200-208 West Michigan Lofts was a coming together of three, separate building owners in the heart of downtown Ypsilanti, Michigan to renovate three separate buildings into lofts and street level retail.
The corner building, 200 West Michigan, was the original Kresge Store in Ypsilanti. This contained three bays each approximately 20' wide. The other two stores, 206 and 208 West Michigan were single bay width buildings also approximately 20' wide. All the buildings were abandoned on the 2nd and 3rd floor and only one storefront was occupied with an adult movie store.
Since none of the individual buildings had an elevator, a decision was made to use part of the 200 W. Michigan property at the alley side of the building to install a new elevator and fire stair. 208 W. Michigan would have the second fire stair at the opposite end of the joined buildings and a corridor would connect the fire stairs across the 2nd and 3rd floor of all three individual buildings, essentially making them one. A condominium agreement was formed to facilitate the shared use and maintenance across the three buildings.
The extremely high ceilings at the Michigan Avenue facade at the 3rd floor of all buildings permitted a mezzanine level to be introduced into the space. All the existing windows were restored in place an skylights were also added to increase natural daylight into the space. All the units contained lots of natural brick, new wood floors and completely new finishes throughout.
For the street level, the larger 200 W. Michigan building renovated for a new restaurant. 208 W. Michigan had a fitness center become a tenant.
Historic tax credits, both Federal and State of Michigan and an Obsolete Property Rehabilitation Act (OPRA) property tax abatement were important components in the development plan.
